Located in regional Queensland, the Goondiwindi Cotton Headquarters brings retail, administration, warehousing and hospitality together in one cohesive destination. Designed in response to the evolving and complex functional needs of a growing, multifaceted organisation, the project balances operational efficiency with design clarity, creating a commercial landmark that reflects both the client’s identity and the character of its rural setting.

Designed for clarity and efficiency

At the core of the project is a clear spatial strategy that consolidates Goondiwindi Cotton’s diverse operations into a single headquarters. Warehousing is positioned to the west to support storage and logistics, while retail, café and administrative functions sit to the east beneath a lower trussed roof. This arrangement separates operational and public areas, improving circulation, safety and the day-to-day experience for staff, customers and visitors.

Responding to the environment

The building responds environmental conditions, retaining significant street trees through considered engineering and root protection measures. The orientation of administrative spaces maximises northern solar access. Energy-efficient glazing, a well-insulated envelope, polished concrete flooring and integrated solar panels contribute to improved thermal performance and reduced energy demand, supporting a more sustainable long-term outcome.

Materiality, durability and detail

Material and structural selections were guided by durability, buildability and design quality. The western portion of the building follows a regular structural grid with portal rafters, while the eastern portion uses steel roof trusses and lightweight framing to deliver construction efficiency without compromising performance. James Hardie Axon cladding, Hebel panels and Colorbond wall cladding provide a robust, low-maintenance finish, while innovative detailing including the simplified parapet, sloping valley gutter and carefully resolved entry awning contribute to longevity and design clarity.

A workplace with a strong public presence

The building creates a visual and physical connection between the town centre and the McIntyre River and establishes a strong presence at the southern edge of the Goondiwindi CBD. Active frontages, a welcoming retail foyer and a café that engages with the public realm help position the building as more than a workplace. Internally, the retail space adopts a gallery-like character, using natural light and restrained finishes to elevate the visitor experience while reinforcing the company’s identity.

Developed in close consultation with Goondiwindi Cotton, the headquarters responds directly to the client’s need for a centralised, efficient and brand-aligned facility. By integrating management, design, marketing, retail and logistics into one considered environment, the project supports collaboration, wellbeing and future adaptability. The result is a distinctive regional headquarters that resolves complex functional demands while making a lasting contribution to Goondiwindi’s built environment.
