Cost Effective Industrial Building Design

Located in the burgeoning locality of Plainland (West of Brisbane) just off the Warrego Highway, 3 Burdekin Street is an Industrial Building designed to appeal to a multitude of commercial bulky-goods tenants. The building has a simple overall shape to ensure cost efficiency – the roof is a single direction skillion to aide in the brace box construction and redirect roof storm water away from the car park. The external walls are articulated with cast in panel rebates and applied fixed louvers along with shop front glazing. Connection to carparking is covered with a canti-levered awning and connected to the street via a pedestrian entry arbour.

The project features a 2 x tenancy building mass that runs along the northern end of the site. This building mass has two primary entry points and a shared loading zone centrally for delivery access. PWD pedestrian access is via the SW corner of the site which is the highest and allows for simple circulation. The building is carefully located over 3m from the side and rear boundaries to ensure fire rating of external doors and windows in these locations are not required.

The LVRC local area plan was very challenging.  VHD Studio had to work in collaboration with them to achieve a design that addressed the street with zero setback, whilst also engaging with pedestrians via the provision of personal scale elements such as the arbour.  The Facade also needed to include extensive fenestrations to articulate the facade which otherwise would have been very simple.  There is extensive retaining required as a result of this to achieve close to on grade access at the street. 

VHD Studio had to undertake extensive innovative BIM collaboration with the Civil Engineer to ensure the project was able to meet both its design and stormwater requirements.  Extensive review of the integration of the retaining wall levels, stormwater output inverts and stormwater quality devices were required.  This process was undertaken with the engineering team and construction team with live integrations of cost and engineering requirements.  Accordingly, VHD Studio’s team utilised their BIM experience to ensure the project was a success.

The standout feature of the project is its integration with the street frontage. The feature – a simple wall alignment – features a combination of blue and grey paint finishes alternating with the cast in pattern in the concrete wall panel.  There is also commercial glazing in this orientation, along with attached vertical sunshades.  Topping it off is a pedestrian connection via a steel and S.S. wire arbour which provides access to the pedestrian walkway.  This element creates a refined street presence.
